BIRCHWOOD

MAPLEWOOD
Fully equipped kitchen, microwave, shower, satellite TV, two bedrooms (4 beds), outdoor fireplace, large deck, gas grill, picnic table, all linens supplied, air conditioning, park near door, 6 people maximum 300 feet from shore.
LAKEHOME
Three bedrooms, private, 3 full size beds, 4 twin beds, sleeps up to 10 people, fully furnished. Large bathroom with shower, fully equipped kitchen, microwave, coffee maker , electric stove, dishwasher, satellite TV, air conditioning, patio furniture, gas grill, boat docking, 400 feet to the waters edge.
LODGE UNITS
Three housekeeping Lodge Units with fully equipped kitchens, bathrooms with shower, satellite TV, air conditioning, gas grills on deck, picnic tables, lounge chairs, one bedroom (two beds) in each unit. Close to docks beach and parking behind lodge. 4 people maximum in each unit. All linens supplied.

Cabin Conveniences & information :
Cabins are fully furnished with linens, bedding, towels, paper towels, toilet paper, automatic coffeemakers, toasters, dishes, silverware, pot/pans, gas or electric ranges, refrigerators, microwaves, Air Conditioning, Satellite TV, WiFi, Outdoor Gas Grill and more.
Deposit :
A $300. - $500 deposit is required to hold each full week rental. Group rentals of two cabins or more and cabin or boat rentals of less than 1 week require one-half of the total rental charge as deposit. If your deposit is not received within 10 days from the date your reservation was made, your reservation will automatically be canceled. The remainder of the rental is due upon arrival. A confirmation will be sent to you as soon as your deposit is received. Your reservation is final after your deposit has been acknowledged. No-shows will be charged for their entire reservation. Absolutely no refunds for early departures, you are responsible for the time you reserve. We prefer checks or cash, however we do accept credit cards. Prices subject to local and state taxes.
Cancellations :
Because of our short season and small size, cancellations have a significant effect. In case of cancellation your deposits are non-refundable on all cancellations within 60 days of your arrival date. If your cancellation is received earlier than 60 days prior to your arrival, your deposit will be refunded only if all resort vacancies are filled during the week you reserved, less a $50. handling fee, or is completely refundable if you have your own replacement. Don't hesitate to call, last minute openings do occur.
Reservations :
Reservations typically run Saturday to Saturday during the months of June, July & August. During May, September and October we will rent to fit your vacation needs when available. Guests are responsible for the full length of the reservation, since the cabins are reserved exclusively for you, you are responsible for the total amount due for the full length of your reservation.
Additional Persons :
Extra persons above the cabin base rates will be charged $31/night or $125/week. Children 12 and under are $12/night $60/week. We insist on not exceeding the cabin maximum occupancy.
Visitors :
If you have friends or relatives visiting you their may be a $15 charge, if they stay for more than 6 hours during the day, they will be charged as an extra person. And be sure to tell them no pets allowed or they will be asked to leave. For privacy and security reasons, all guests and visitors must register at the office upon arrival. We reserve the right to charge for any unregistered guests.
Boat Docking:
If you're bringing your own boat you will receive one free dock space with cabin rental, (Lake Home cabin 2 spots) each additional boat and trailer $50/week - $10/day
